Rental Rates

Rates and minimum stay requirements:

  • Rates are inclusive of:

         - Local tourist tax

         -Water / gas / electricity

  • Rates are based on an occupancy of up to 10 persons sharing 5 bedrooms (a maximum of 2 additional persons may be booked with a supplementary payment) 
  • For rates for up to 8 persons - see discount percentages below
  • Rates are for the property per week, per week night (week night is Sunday, Monday, Tuesday, Wednesday and Thursday) and per weekend night (weekend night is Friday and Saturday)

  • For a stay of a minimum of 4 nights where a Friday and/or Saturday night is included, the prorated week rate will be used. This is the week rate divided by 7 and then multiplied by the total number of nights (for the period around Christmas and New Year, the prorated week rate will be used for a stay of minimum 5 nights)                                                                                                                    *The prorated week rate is not shown in the calculator and will be manually adjusted

 

Changeover days, arrival and departure times:

  • Changeover days: we are completely flexible with arrival and departure days
  • Arrival: after 4 p.m
  • Departure: before 10.00 a.m. (before 8.00 p.m. on Sunday when booking a weekend stay)

 

Complimentary:

  • All linen/towels for bedroom, bathroom & kitchen
  • All beds are made up prior to your arrival
  • Liquid hand soap and toilet rolls
  • Use of 2 cots and 2 high chairs
  • Use of children's toys
  • Use of DVD, CD & book collections
  • Tourist information

Discounts (the following discounts are not shown in the calculator. The rates will be manually adjusted):

  •  For 6 up to and including 8 persons staying a minimum of 5 nights - deduct 10% from the rates shown
  •  For 1 up to and including 5 persons staying a minimum of 5 nights - deduct 20% from the rates shown
  •  Last-minute discount : deduct 15% for bookings made within 6 weeks before arrival date (not applicable with special offers)
  •  Long-stay discount : deduct 10% for bookings of a 14 night duration or longer
  •  Earlybird discount : deduct 5% for bookings made more than 26 weeks (6 months) before arrival date
  •  Please note that discounts are not combinable (in cases of more than one discount applicable, highest discount will apply)

 

End-of-stay cleaning:

  • €130 per booking

 

Security Deposit:

  • €300 per booking. The security deposit will be returned within 7 days after departure

 

Extra Persons (more than a total of 10 persons):

  • €25 per person/per night (a maximum of 2 additional persons is permitted. No charge for a maximum of 2 additional infants if using cots)

 

Pet fee:

  • €20 per pet. A maximum of three pets or two large dogs are permitted. Please inform us when booking if you intend to bring a pet with you

Booking Conditions:

  • Deposit: 40% of total amount (excluding security deposit) on booking. The booking will be confirmed once the deposit has been received
  • Balance: 60% of total amount plus the security deposit to be paid no later than 8 weeks before arrival date
  • Bookings within 8 weeks: full payment on booking. The booking will be confirmed once full payment has been received 
  • We accept Visa, Mastercard, American Express, Diners Club, Discover and UnionPay (via a secure 256-bit SSL encrypted payment page), as well as interbank transfers in Euros or British Pounds

 

Standard Cancellation Policy:

  • More than 42 days before arrival - 60% refund (40% deposit non-refundable)
  • 41 to 28 days before arrival - 50% refund
  • 27 to 14 days before arrival - 40% refund
  • 13 to 7 days before arrival - 20% refund
  • 6 days to day of arrival - No refund

  

If you cancel your booking after the full amount has been paid (which includes the end-of-stay cleaning and security deposit), then this end-of-stay cleaning and security deposit will be returned along with any refund of the rental rate due.

If you cancel after the arrival date, only the security deposit is refundable (less any necessary deductions).

The security deposit will be returned (less any necessary deductions) after departure and after the accommodation has been cleaned.

  

Cancellation credit during COVID-19 restrictions:

'Under the Oaks' is implementing a re-booking policy if the guest (hereafter referred to as, 'you') or 'Under the Oaks' (hereafter referred to as, 'we') have to cancel your confirmed reservation due to Dutch or other governmental restrictions during COVID-19: 

  • If you or we have to cancel your confirmed reservation due to any current COVID-19 restrictions, the percentage amounts and time frames as shown on the above cancellation policy are still valid, but the cancellation amount covers your entire payment, including the end-of-stay cleaning and security deposit.
  • The percentage of this non-refundable total amount will then be held by us as a credit. This credit amount can be used as a new deposit when you re-book to a future date (for example, in 2023).
  • Cancellation is therefore risk-free if you are unable to stay due to COVID-19. You can use your credit amount towards a new future booking. Also, if your booking has to be cancelled, and you don’t have any future travel plans at that moment, no problem - the credit amount remains indefinitely valid to use towards a new reservation at 'Under the Oaks’.
  • Please note: Your confirmed booking remains subject to the COVID-19 restrictions governing group size valid during your stay.

 

  • 42 days or more before arrival - 60% refund of the entire amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 40% will be converted into a credit
  • from 41 to 28 days prior to arrival - 50% refund of the full amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 50% will be converted into a credit
  • from 27 to 14 days prior to arrival - 40% refund of the total amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 60% will be converted into a credit
  • from 13 to 7 days prior to arrival - 20% refund of the total amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) - 80% will be converted into a credit
  • from 6 days to arrival date (also after arrival date if stricter COVID-19 restrictions are implemented) - no refund - 100% of the total paid amount (including end-of-stay cleaning, pet fee if applicable and security deposit) will be converted into a credit

 

COVID-19 cancellation & rebooking conditions:

  • The credit consists of the cancelled percentage of the entire paid amount (including end-of-stay cleaning, pet fee if applicable and security deposit)
  • The credit can only be used for new bookings at our accommodation ('Under the Oaks' in Diever)
  • The credit can be used without time limit but any future booking at our accommodation where the clients wish this credit to be used must be confirmed by the owners within a period of 1 year of the clients’ original arrival date at the property.
  • The credit cannot be paid out in cash (neither in the future)
  • The percentage of the entire amount paid (including end-of-stay cleaning, pet fee if applicable and security deposit) not affected by the cancellation policy will be refunded
